A. Development Fees – Approved Building Plans – Building Permits

INSTITUTIONAL USE – Council to decide eg. School, Places of worship, community centres
The above mentioned fees includes provision for the wide range of building developments that requires approved building permits and is reflective of the intended use of the building/structures.
B. DEVELOPMENT FEE – BUILDING LAYOUTS/SUB_DIVISIONS APPROVAL
Presently, no fees are charge for Building Layouts and Sub-Division approvals. A fee structure should base on the nature of approvals granted, by the Local Authority.
Approvals are of two natures:
a) Provisional
b) Final
The Local Authority adopt a fee structure with payment as follows:
“Whenever PROVISIONAL APPROVAL is granted the Owner/Developer should pay half the fee required for FINAL APPROVAL, and should be issued a Development Permit. On satisfactory completion, of the development, a FINAL APPROVAL certificate would be issued and the other half of the fee will be payable. Instances, where FINAL APPROVAL is the only approval given, the Applicant/Owner will pay the full fee required for final approval.”
THE FOLLOWING FEE STRUCTURE IS RECOMMENDED:- per lot

C. COMPLETION CERTIFICATES FOR BUILDING DEVELOPMENTS
THE FOLLOWING IS RECOMMENDED:-
1. Single family residential building - $100.00 per building
2. Residential/Commercial/Professional building $200.00 per building
3. Multiple family use (per building unit) - $100.00 up to two store plus $25.00 for each store above three (3)
4. Commercial/Professional use - $300.00 per building to two stores plus $25.00 for each store above three (3)
5. Industrial/Manufacturing/Warehouse use - $300.00 per building up to two stores plus $25.00 for each store above three (3)
6. A fee of One Hundred Dollars ($100.00) to be charged for searches, request for copies of approved plans and Completion Certificate.
